Stand before the Ardian Tower and witness a glass canvas that reflects Madrid’s dynamism. The project, set to be finished by late 2024, is currently under a major renovation worth 25 million euros. This building is not just any structure – it’s designed to set new standards in efficiency, sustainability, and cutting-edge design. See how it captures the rhythm of the city on its shimmering facade. It’s a structure that holds a mirror to the world around it, yet punctuates the urban narrative with tranquil pockets of green, suggesting a harmony between progress and nature.
The Tower is more than just offices; it’s a space crafted for comfort and quality. On the ground floor, you’ll find a variety of areas for relaxation and work: a cozy lounge, a library, a gourmet area, a versatile living space that can transform into an event area with its own private terrace, and even dining options. Need a break from work? There’s an outdoor gym and a large covered terrace of 440 square meters.
As dusk falls, the Ardian Tower stands as a beacon of modernity amidst Madrid’s bustling corridors. It’s a striking composition of glass and steel, reaching skyward with confidence. In the clear light of day, the Ardian Tower asserts its place in Madrid’s architectural narrative, a testament to both history and progress. Erected in 1993, this edifice spans 13,200 square meters over 15 floors, coupled with 225 parking spaces to accommodate the urban ebb and flow. Under Ardian’s stewardship, the structure is undergoing a profound transformation, aligning with a vision of value creation and active asset management.
The project is a leader in eco-friendly design, boasting the prestigious LEED PLATINUM certification – a top global standard for sustainability. It doesn’t stop there; the building also holds other impressive certifications like BREEAM Excellent, WELL Core Gold, ZERO Carbon, SmartScore Gold, and Wiredscore Platinum. All these reflect its commitment to using sustainable materials, reducing emissions, and supporting eco-friendly practices.
Tech plays a big role in Ardian Tower. With smart systems and cutting-edge features like artificial intelligence, the building offers an advanced and intuitive work environment. It even has a “digital twin” – a virtual model that gives real-time insights into the building’s performance and helps optimize energy use. Plus, with sensors all over, this project is a front-runner in managing and controlling energy consumption efficiently.
We envisioned the Ardian Tower as a modern, sustainable landmark in Madrid’s Méndez Álvaro. Positioned in a rapidly growing area, our goal was to update a 1993 office building into a standout contemporary structure. It’s designed to meet top global standards of comfort and efficiency.
Reinventing a historic space was a challenge. We honored its past yet aimed for future relevance. The task: upgrade its 13,200 m², 15 floors, and 225 parking spots into a center of innovation. We played our part in striking a key balance between modern needs and the building’s original charm.
We undertook a detailed refurbishment to enhance the building fully. The goal was to mirror Madrid’s energy and set new standards in wellness and eco-friendliness. We took the welcoming workspaces with sustainable elements and gave them our touch to highlight every little aspect.
Jose Mittelbrum, a senior director at CBRE Spain, sees the Ardian Tower as a perfect example of what modern companies want: top-quality facilities, a prime location, and a focus on sustainability, all of which enhance the experience for those who use the building. He notes that while older, less modern buildings are struggling, high-quality buildings like this are attracting more interest and can command higher rents. The building’s debut next year highlights the growing appeal of the area among businesses.
Edmund Eggins, the Managing Director of Real Estate at Ardian, shares that they are making strides in their vision that began with the acquisition of this property in 2021. They aim to provide tenants with one of the most well-connected, eco-friendly, and ideally situated buildings in Spain, meeting the highest quality standards. Ardian’s ongoing strategy in Spain and Europe focuses on bringing top-tier, Grade A properties to the market. And this is a prime example of this commitment in action.
Its design, a thoughtful combination of geometry and greenery, showcases a facade that interacts with the city’s lights and shadows. The tower’s crown, a lush rooftop garden, offers a verdant oasis high above the urban rush, while its base, anchored in transparency, invites the outside world to partake in its internal vibrancy.
